Computershare Headquarters - Canton, MA
Lighting & EMS
OpTerra designed and installed a comprehensive solution for Computershare's Canton facility, a three story 215,000 sq. ft. office building. In addition to a retrofit of the lighting for their garage, OpTerra implemented setback and scheduling of the RTUs and fan powered boxes (FPBs) via a new Building Automation System. This system significantly reduced cooling, heating and fan energy and eliminating short circuiting that was occurring from supply to return.
Computershare’s 10,000 sq. ft. Canton Data Center was upgraded with active and passive air flow management measures that allowed 3 of the 7 units in use to be turned off. The existing controls system was modified with temperature sensors in the cold aisles to create a thermal management system that allowed for real time updates on temperatures in the cold aisle as well as other information on CRAC units’ behavior, as well as the ability to turn on backup units in the event of an emergency. A 1,000 sq. ft. lab room in the back was connected to the main data center by removing certain portions of the wall between the two rooms which allowed for further savings by being able to turn off the unit that was in that room as well.
Computershare - Burr Ridge, IL
OpTerra removed existing metal halide and parabolic lighting fixtures from 45,000 sq. ft. of both office and warehouse space and installed more efficient lighting with occupancy sensors.
OpTerra installed a new Energy Management System (EMS) with wireless thermostats, providing scheduling, setback and optimum start/stop control strategies. OpTerra also installed controls on five print room exhaust fans that interface with the EMS to provide automatic exhaust fan shutoff when printers are not in use. Lastly, OpTerra installed ceiling-mounted occupancy sensors in the cafeteria.

OpTerra replaced older parabolic lighting fixtures with more efficient parabolic and T-8 lighting fixtures, as well as installing an Energy Management System, qualifying this facility for nearly $50,000 in utility incentives.
